Deal Analyzer is a tool for analyzing real estate investment deals. You may use it for personal or professional investment research. You may not:

• Use the service for any unlawful purpose.
• Attempt to gain unauthorized access to other users' data.
• Scrape or bulk-export data using automated means without our written permission.
• Reverse-engineer or attempt to extract the source code of the service.

2. Accounts

You must sign in with a Google account to save deals. You are responsible for maintaining the security of your Google credentials. We are not responsible for any loss resulting from unauthorized access to your account.

3. No Financial Advice

All analysis, estimates, scores, and projections provided by Deal Analyzer are for informational purposes only. They do not constitute financial, investment, tax, or legal advice. Always consult a qualified professional before making investment decisions. We make no representations or warranties about the accuracy or completeness of any analysis.

4. Intellectual Property

The service and its original content, features, and functionality are owned by us and are protected by applicable intellectual property laws. You retain ownership of deal data you submit.

5. Disclaimer of Warranties

The service is provided "as is" and "as available" without any warranties of any kind, express or implied. We do not warrant that the service will be uninterrupted, error-free, or that results will be accurate.

6. Limitation of Liability

To the maximum extent permitted by law, we shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the service, including but not limited to lost profits or investment losses.

7. Termination

We reserve the right to suspend or terminate your access at any time for violation of these Terms or for any other reason at our sole discretion. You may stop using the service at any time.

8. Changes to Terms

We may update these Terms from time to time. Continued use of the service after changes are posted constitutes your acceptance of the new Terms.

These Terms are governed by the laws of the State of California, without regard to its conflict-of-law provisions.
